Catalonia housing prices jump 11% in final quarter of 2025
Among all Spanish regions, Catalonia records the smallest price increase, while the highest reaches 15.3%

Catalonia closed 2025 with a 10.9% annual increase in housing prices, 0.4% lower than in the previous three months, but the highest figure recorded in a single quarter, according to the House Price Index published by the National Statistics Institute (INE) on Friday.
Prices for new homes increased by 10.2%, which is 2.6 percentage points higher than in the previous quarter. However, the prices of resale homes rose by 10.9%, which is a decrease of 0.8 percentage points.
Despite a slight slowdown, housing price growth remains high. This marks the fifth consecutive quarter of double-digit growth, a situation not previously recorded. Globally, this represents one of the strongest price rises since the real estate bubble, which led to the 2008 financial crash.
Lowest increase in Spain
Catalonia had the lowest year-on-year increase in housing prices among all Spanish regions.
Although this is the fifth consecutive quarter with an annual rise above 10%, it is also the third straight quarter of slowing growth.
In contrast, housing prices in the rest of Spain rose by 12.9%, the highest annual increase since 2007.
The largest increases were seen in Castile and León (15.3%), Aragon (14.4%), Murcia and La Rioja (14.4%), Madrid (14.2%), and Galicia (14.1%).
Compared to these regions, Catalonia recorded the smallest price increase.
