According to Fotocasa, Castelldefels, Cambrils, Reus, and Mataró see biggest increases

Rent prices in Catalonia rose 25.7% in the third quarter compared to the same period last year, according to online real estate platform Fotocasa.

This sharp increase contrasts with last year's growth of just 1.4% compared to 2023. Compared to the second quarter, however, rent prices fell slightly by 1.7%.

Fotocasa reports that the current average price per square meter in Catalonia is €19.80.

The largest increases were recorded in Castelldefels, near Barcelona, with a 28% rise, and Cambrils, in Tarragona, with nearly 28%.

Reus and Mataró follow, with increases of 24% and 21%, respectively. Other towns around the Catalan capital, including Santa Coloma de Gramenet, L’Hospitalet de Llobregat, and Badalona, also saw significant growth.

"The increase is notable because it confirms that rental prices remain at historic levels, driven by growing demand and a shrinking supply," said Fotocasa spokesperson María Matos.

Matos added that the slight decrease compared to last semester "does not reflect a structural change, but rather a slowdown in the pace of price growth after months of strong increases."

By region, Girona and Tarragona saw the largest jumps, followed by Lleida. Barcelona's rents decreased slightly by 0.5%, although the region continues to have the highest price per square meter.

Within Barcelona, the neighborhoods with the largest increases were Sant Martí and Les Corts, followed by Ciutat Vella and Nou Barris.

Gràcia remains the city's most expensive neighborhood, with an average rent of €24.24 per square meter per month, followed by Ciutat Vella and Sant Martí.
