Rent prices increase by 25% in Barcelona in 2022

Average price per square meter in Catalan capital now at €19.30 according to leasing platform Idealista

The price of rent in Barcelona has grown by 25.7% over the course of 2022, according to a report by rental platform Idealista. 

The average price per square meter of housing per month is now up to €19.30, according to the leasing company's report.  

In the fourth quarter alone, rents grew by 8.4%, and the past month saw an increase of 3.4%. Rent price increases have been seen in all districts of the city. 

With 29%, Sarrià-Sant Gervasi saw the biggest jump in average prices over the past year, followed by the district of Eixample at 28.7% and closely followed by Sant Martí at 28.2%.

Ciutat Vella's average prices rose 22.5%, while more moderate increases were seen in Horta-Guinardó (15.4%), Sant Andreu (9%), and Nou Barris (8.7%). 

In the surrounding metropolitan area, Esplugues de Llobregat saw the most considerable increase of 18.7%, while prices fell by 7.9% in Sant Adrià de Besòs.

According to Idealista, the province of Girona saw an average price increase of 25.7%, the province of Barcelona saw an average increase of 16.5%, Tarragona's was 7.1%, and in Lleida, the increase was 6.5%. 

Barcelona is the city with the most expensive rent in all of Spain, followed by Sant Sebastian with €16.30 per square meter, Madrid with €16.20, and Bilbao with €13.30. 

Meanwhile, Cáceres has the cheapest average rent at €6.30 per square meter, and Palencia, which is priced at €6.40.
