The average rent price in Barcelona has reached €1,160.99 per month, according to the latest data from INCASÒL, the Catalan institute of managing rental bonds, published on Saturday.

In Catalonia, average rent prices reached €884.19 per month, in data corresponding to the fourth quarter of 2025.

The Minister of Territory, Housing and Energy Transition, Sílvia Paneque, highlighted that since the rent cap was applied, the evolution of prices has been "moderate," especially considering that inflation has risen at a higher pace, increasing 4.1% in the same time.

Thus, average rental prices in Barcelona city are down by 2.7% since the first quarter of 2024, when rent prices sat at €1,193.51, although the quarterly difference saw an 0.7% increase.

In Catalonia as a whole, prices are up by 0.84% on average, from €876.83 to €884.19.

The rent cap law can be applied in areas deemed 'tense housing zones,' and the vast majority of Catalans live in areas with this designation. In these areas, rent prices have gone from €887.90 in the first quarter of 2024, to €901.67 at the end of 2025, an increase of 1.6%.

On the other hand, in towns where the rent cap law is not applied, the growth in rent prices has been a lot more pronounced. Prices are up 9.4%, going from €583.95 per month to €639.

Fewer seasonal contracts

Seasonal contracts, which last less than a year, were reduced by 1,233 throughout Catalonia.

The number of seasonal contracts in Catalonia skyrocketed after the introduction of the rent cap law as they were exempt from the price limits, causing further stress for renters looking for long-term stable accommodation. However, in December 2025, lawmakers closed that loophole

Territory minister Sílvia Paneque highlighted that since the beginning of the rent cap law, this is the first quarter with a reduction in the number of seasonal contracts.

Meanwhile, during the last quarter of 2025, there was a positive balance of 1,882 more regular rental contracts in force in Catalonia, of which 1,495 in municipalities declared as areas of tense residential market.
