Average rent in Barcelona up 10% in one year

New record high price of €1,170 reached, while Catalan average now stands at €850

Rent in Barcelona has soared by nearly 10% year-on-year and now stands at a new record high of €1,171 per month on average.

According to the latest data related to rental contracts from Catalan government agency Incasòl, the new price reached in the third quarter of 2023 is €47.72 higher than the average price seen in the second quarter of the year.

In the Catalan capital, the average rent price has not stopped growing since 2021.

At the same time, the signing of new rental contracts has followed the opposite trend and has gone down again, with 15.4% fewer leases signed (30,152).

This is the fifth consecutive quarter that the average rent price exceeds €1,000.

The figures starkly contrast with those of a decade ago, when renting an apartment in the Catalan capital cost an average of €681.23 in the third quarter of 2013.

Barcelona by district

Sarrià-Sant Gervasi remained the most expensive district to rent in Barcelona in Q3 of 2023, with an average price of €1,668.84, an increase of 7.4% compared to the previous quarter.

In second place was Les Corts at €1,363.33, followed by Eixample with €1,292.65, Gràcia at €1,148.96, Sant Martí, with €1,138.06, Ciutat Vella with €1,104,91, and Sants-Montjuïc with €1,027.58.

Below the €1,000 threshold are only Sant Andreu with €940.71, Horta-Guinardó at €922.27, and Nou Barris at €804.80.

Catalan average

In all of Catalonia, the average rent between July and September was €848.39 euros.

This price was €18.05 more than Q2 and 8% more than a year prior.

Meanwhile, there were only 102,577 new contracts signed across the territory, down by 9.9%.
