Rent prices in Catalonia have risen between 10% and 18.3% year-on-year during the first quarter of 2025, according to two real estate platforms. 

According to Fotocasa, the average price per square meter now stands at €18.29, marking a 10.9% increase.

Pisos.com reports an even higher rise of up to 18.3%, placing Catalonia as the fourth most expensive territory in Spain, above the national average of €15.81 per square meter.

Both agencies attribute the increase to a “historically high” demand and a “low” supply.

As a result, many real estate companies no longer post listings, as they have a waiting list of potential tenants.

Fotocasa also notes a 1.9% increase in rental prices compared to the last quarter of 2024.

Overall, the company places Catalonia as the second most expensive territory in terms of the average price per square meter, only behind Madrid, where prices average €20.86.

Compared to the first quarter of 2024, rent prices have gone up in all four Catalan provinces, with Lleida having seen an increase of 9.2%, Barcelona 9%, and Girona and Tarragona seeing rises of 5.8% and 1%, respectively.

Meanwhile, Pisos.com registered a quarterly increase of 8.61% in Catalonia, the second highest in Spain. This places Catalonia as the third most expensive territory to rent, after Madrid and the Balearic Islands, where the average rent reached €19.5 and €18.74 per square meter, respectively.

Additionally, the company calculates that the year-on-year prices have increased 27.47% in the Girona province and 20.14% in the Barcelona province, while the provinces Lleida and Tarragona have seen increases of 7.52% and 3.99%, respectively.

In March, the city of Barcelona had the highest square meter price in Spain, according to Fotocasa, at €22.67. This is 6.3% more than last year and a slight increase of 0.1€ compared to the last quarter of 2024.

Pisos.com reported even higher figures for the city of Barcelona, estimating an average of €30.97 per square meter, a 19.17% increase compared to 2024.
