August 6, 2015 09:40 PM | ACN

Real estate continues its positive trend and is gradually leaving behind the crisis the sector went through between 2008 and 2014. Housing sales have grown in Catalonia for the 9th consecutive month in annual terms. This week, the Spanish Statistics Institute (INE) released the sales figures for the month of June 2015 and they show an 8.15% growth in Catalonia compared to June last year. It is the best figure for the month of June since 2010. Previously-owned properties are leading the market by a clear margin, with only 15% of sales being new builds. In Spain as a whole, housing sales have already seen 10 consecutive months of growth. In June, they increased by 17% on last year’s figures, with 78.3% of the properties sold having been previously owned.

Eco-villages in Catalonia: the rise of new green models in times of crisis

June 19, 2015 04:57 PM | Valentina Marconi

An increasing number of people are fed up with living in concrete jungles. Many think of the countryside as a solution to problems such as stress, a low-paying job and pollution. Due to the start of the economic crisis, this phenomenon boomed, with people beginning to look for an 'alternative way of life' or, at least, new opportunities. Catalonia and the whole of Spain are no exception to this. Here, moving (back) to the countryside nowadays looks like an attractive option to many, especially to young unemployed graduates. However, sustainable agriculture initiatives and the like are the 'junior division' compared to more complex social, cultural and ecological experiments: the eco-villages. Coming in different shapes and sizes, their members share resources and spaces, grow their own food and cover in a sustainable way the energy demand of the buildings they live in. With different missions and features, many eco-villages can be traced back to one or two decades ago and could teach a lot to newcomers.

The price of houses and apartments in Catalonia has now accumulated 4 consecutive quarters of annual increases, increasing by 1.8% between January and March 2015 compared to the same period in 2014, according to figures released on Tuesday by the Spanish Statistics Institute (INE). After 6 years of falling prices, housing prices have been on the rise since the first quarter of 2014, showing the sector's recovery from the financial crisis. However, despite the annual increases and overall positive figures, housing prices fell in quarterly terms, decreasing by 0.9% compared to the last quarter of 2014. As well as this, the number of housing units sold during last April in Catalonia grew by 13%. In Spain as a whole, housing prices increased by 1.5% in the first quarter of 2015 compared to the same period in 2014, with the number of housing sales in April growing by 9.4%.

The 19th edition of Barcelona’s International Building & Construction Show opened its doors on Tuesday, rebranded as 'Beyond Building Barcelona-Construmat'. The event – which is held every two years – will be on until Saturday 23 May, hosting around 300 exhibitors from 15 different countries. For the first time after 7 years of continuous decline for the construction sector, Construmat – the most important trade fair for this industry in Spain – kicks off at a time of gradual recovery for this sector, according to the figures of the last few months. For Josep Miarnau, Chairman of the show, this year represents a turning point and the end of a cycle. Held in the Gran Via venue of Fira de Barcelona, the show is organised around 4 main thematic pillars: Innovation, Design, Renovation and Sustainability. Moreover, internationalisation will play an important role as well, with 145 projects from all over the world at the tendering stage.

House sales up 10.2% in Catalonia since March last year; 6th consecutive month of annual growth

May 8, 2015 09:33 PM | ACN

House sales in Catalonia have recorded a double-digit growth rate in March compared to the same period last year, official data from the Spanish Statistics Institute (INE) has highlighted. The number of house sales was 4,334 units, which represents a 10.2% annual increase over March 2014 figures. So far, Catalonia has accumulated six consecutive months of positive annual rates for house sales, and all its provinces have followed this trend with the exception of Tarragona. In particular, Barcelona Province stands out with an above-the-average 15.66% annual increase. Number of mortgages increases 32% in Catalonia in February, accumulating 10 consecutive months of growth

April 28, 2015 09:46 PM | ACN

The number of mortgages on homes in Catalonia registered a 32.4% increase in February compared to the same figure from February 2014. This annual increase strengthens an uninterrupted trend of 10 consecutive months of annual growth. This figure is particularly important taking into account that the crash of the construction and real estate sectors, as well as the lack of bank loans, were some of the main elements of the double economic crisis that affected Catalonia and the rest of Spain between 2008 and 2014. The recovery of the mortgage market is yet another indicator of a broader recovery of the real estate market and the overall economy, although its effects on some aspects of people's lives will still need time to be noticed, such as in the reduction of the high levels of unemployment.

Governing Liberal CDC sells party headquarters, put as judicial warranty if illegal funding were to be proved

April 24, 2015 09:18 PM | ACN

Convergència Democràtica de Catalunya (CDC), which is the Liberal party within the governing centre-right pro-Catalan State coalition CiU, has announced the sale of its headquarters, based in Barcelona. CDC, whose leader chairs the Catalan Government since 2010, has justified the decision in order "to save money", as they will relocate their activities in a smaller building, better adapted to the party's current needs, they said. However, the Córcega building is famous for being CDC's warranty before the judge investigating a corruption case (known as the Palau case) that could affect the party's funding scheme. The judge asked the CDC to pay a bailout or present assets as warranty for the payment, if the party was finally found guilty of illegal funding. No trial has taken place yet. The CDC explained they have replaced the headquarters by a group of other properties as warranty, in order to sell the main building.

Demand for offices in Barcelona 22@ technological and business district grew 136% in 2014

March 16, 2015 06:36 PM | ACN / Lydia Abellán

The 22@ technological and business district of Barcelona, which is located between Glòries and the Fòrum areas and around the streets of Diagonal and Pere IV, grew by 136% more in 2014 than in the previous year. The area has accumulated 88% of the pre-leased offices and has also attracted 34% of operations in the Catalan capital. This huge growth could come to a stop in a year because some experts warn that there will not be enough space available if there is no new construction. The increase in this area of the city is almost three times higher than the average in Barcelona, which grew to 53.76%. The Information and Communications Technology sector leads office acquisition, with 28% of total real estate investment used to set up offices in Barcelona being accounted for by this sector.

Housing prices increased 2.2% in Catalonia and 1.8% in Spain in 2014

March 9, 2015 09:38 PM | ACN

The average price of houses and flats in Catalonia was 2.2% higher at the end of 2014 than at the end of the previous year, according to the Spanish Statistics Institute (INE). At Spanish level, housing prices increased by 1.8% in 2014. It is the first time since 2007 that housing prices have increased both in Catalonia and Spain as a whole. In quarterly terms, the price of flats and houses in Catalonia increased by 0.6% between the end of September and end of December. At Spanish level, they increased by 0.2% in the same period. The recovery of the real estate market is a particularly strong indicator of the economic recovery in Catalonia and Spain, especially taking into account the collapse of the construction sector during the years of economic crisis.
